The site is located approximately five miles from Blackburn and Burnley town centres. Access is provided by the M65 where junction 7 lies one mile from the site. Manchester is approximately 20 miles south of the site.
The site is conveniently located for public transport with nearby bus routes connecting to Accrington town centre. The site also lies equi-distant to the train stations of Accrington and Huncoat.
The subject site is largely triangular in shape and is bound to the southwest by an existing housing estate which incorporates Hambledon Mill Park.
The east of the site is characterised by Accrington Cricket Club, Accrington Tennis Club and playing fields. To the north lies a dense woodland with public footpaths.
2.75 hectares (6.8 acres) that is currently vacant grassland. There is a gentle slope from south to north and woodland is located to the north of the site. We understand historically the Laneside landfill site.
We are advised that all mains services are close by, however interested parties must satisfy themselves as to the location and capacity.
The site is allocated within the adopted Hynburn Borough Council Local Plan (1996) which is gradually being replaced by the Local Development Framework. Under the adopted Local Plan, the site is allocated for 97 dwellings under Policy H.1, showing the support for residential development of the site. Policy A1 of the Core Strategy, states the Plan has a housing target of 3,200 dwellings over the plan period. Housing will be prioritised within the Accrington urban area.
In the context of a change of use, the following planning policy would be of key interest:
